Charlotte Area Housing Market Sees Home Sales Rise For First Time in Years

Charlotte’s housing market just hit a metric it hasn’t done in almost three years — an annual increase in home sales.
More than 3,800 homes sold across the 16-county Charlotte region in July, representing a 6.5% increase from the same month in 2023. That’s according to Canopy Realtor Association’s latest report, which covers single-family homes, townhouses and condos. Sales also were up 5.6% over the month.
The last time home sales increased year over year in the Charlotte region was December 2021, according to CBJ research. That month, the region recorded 4,702 sales — up 5.8% over the year.
Buyer demand in July stayed steady, too. Pending sales climbed 7.4% over the year to 3,935, but slipped 4.7% from June, Canopy MLS data showed. Several suburban towns continued to draw high buyer interest in the region, including Matthews, with 6.8 showings per listing on average, Waxhaw (5.5 showings), Huntersville (5.5 showings) and Concord (5.4 listings).
Mortgage interest rates fell below 6.8% in July, helping spur buyer activity, Canopy noted in its report.
