Collett Industrial and CIP Real Estate have delivered a 204,120-square-foot industrial development in Iredell County, according to Colliers, whose brokers are listing the property.
The project is a speculative, Class A industrial facility at 2206 International Drive in Statesville. It’s called the Crossroads Commerce Center.
Colliers declined to disclose financing details about the project.
The facility, which took a year to build, features a rear-load configuration and 32-foot clear heights. It was designed to accommodate a wide range of industrial operations.
Crossroads Commerce Center is positioned at the intersection of interstates 40 and 77, giving tenants at the facility quick regional connectivity, Phoebe Dinga of Colliers said.
Dinga and Grant Miller of Colliers are the listing brokers for Crossroads Commerce Center. The property is available for lease or purchase.

Dinga said the team has seen steady interest from a variety of new-to-market and local users.
“Crossroads sits at the intersection of I-77 and I-40, within a day’s drive of more than half the U.S. population,” Kevin Darr of Collett Industrial said. “Building it on spec was our bet on Statesville, and the activity we’re seeing says it was the right one.”
Iredell County’s 10.2% industrial warehouse vacancy rate is one of the lowest of any county in the Charlotte region, according to Colliers’ third-quarter data. Only Union, York and Catawba counties had lower vacancy rates.
