Triad Developer to Bring Industrial Park to Statesville

A Triad developer is bringing its first industrial project to Charlotte’s surrounding region.
Williams Development Group, based in Winston-Salem, announced today its plans to develop Statesville Commerce Center. The project calls for a pair of speculative industrial buildings totaling 633,837 square feet. The two buildings will be 370,136 square feet and 263,701 square feet, respectively.
The project site is on Barkley Road, which is within two miles of Interstate 77. Williams Development Group on Oct. 1 bought around 70 acres there for $2.2 million, according to Iredell County real estate records.
A specific construction schedule for the project is not finalized, said Taylor Williams, managing member of Williams Development Group. The larger building at Statesville Commerce Center will have 36-foot clear heights, 72 dock-high doors and 145 trailer spaces. The smaller building will include 32-foot clear heights, 33 dock-high doors and 73 trailer spaces. The smaller building will likely deliver first, which will be sometime in 2023, Williams said.
Williams told the Charlotte Business Journal that the project has been in the works since late 2020 or early 2021.
Landmark Builders will be the general contractor on the project for Williams Development Group. Merriman Schmitt Architects and Oak Engineering are part of the project team as well. Colliers International’s Grant Miller, Rob Speir and Justin Smith will handle leasing for the buildings.
“WDG has established a proven track record in the Triad market, and the Statesville project is a natural progression as they grow their footprint,” Miller said. “Given the lack of industrial product within the market and scarcity of available sites along the interstate corridors, we feel the I-77 North/Iredell submarket is poised for tremendous growth within the industrial real estate sector.”
Williams Development Group has industrial, residential and other commercial projects in its portfolio. Statesville Commerce Center is the developer’s fifth industrial project in North Carolina, with others in Greensboro, Whitsett, Winston-Salem and High Point.
