AMH Gets Early Nod for Expansion of Mooresville Rental Community

A national housing developer received an early nod to expand a Mooresville rental project, marking a reversal from last year.
The Mooresville Planning Board on May 26 recommended approval by an 8-1 vote of a petition by AMH Homes, formally known as American Homes 4 Rent (NYSE: AMH), to rezone an 86-acre site at 141 Black Angus Lane. AMH plans to add a 99-lot subdivision to its existing Brentwood development, town planning board documents show.
AMH is seeking a conditional residential general zoning at the site. It is currently zoned residential limited service.
The planning board unanimously recommended denial of the request in August 2025, citing several changes needed to its concept plan. The Mooresville Board of Commissioners voted to deny the rezoning in December. As a result, AMH reduced the lot count from 111 to 99 and made traffic-related changes such as agreeing to install a signal at Faith and Shearers roads before any building permits are issued.
The rezoning item is on the commission meeting agenda for June 1. AMH is also looking to annex the site during that meeting.
AMH did not respond to a request for comment on this story.
Las Vegas-based AMH is a real estate investment trust (REIT) that specializes in developing, owning and managing single-family rental homes, its website shows.
The Brentwood community currently has three-, four- and five-bedroom floor plans with open-concept layouts, fenced backyards and two-car garages. Homes there range in size from 1,895 to 3,185 square feet. Monthly rents range from $2,645 to $2,695. Community amenities include a clubhouse, community pool, fitness center and walking trail. All lawns are managed by AMH.
The new subdivision would have a pocket park, dog park and trail and greenway access. The proposed homes “will be consistent with what we’ve been building in the past in Brentwood,” AMH Regional Vice President of Land Development James Martin said during the meeting.
