Colliers’ Q1 Industrial Report

Colliers recently released their Q1 Industrial Report.  Here’s what you should know.

  • 50% of all industrial buildings under construction in the Charlotte Region are 100,000 SF – 200,000 SF.
  • 90% are under 300,000 SF.
  • In Iredell County, speculative product delivered in Q1 2026:
    • 12,000 SF
    • 60,000 SF
    • 112,000 SF
    • 204,000 SF
  • Iredell County industrial vacancy rate is 7.7% or 2,700,000 SF of 35,000,000 SF total.
  • Flex vacancy rate in Iredell County is 1.2% or 44,000 SF of 3,500,000 SF total.
  • Iredell County has six Class B facilities ranging from 150,000 SF to 300,000 SF (1,450,000 SF total) for lease or sublease.
  • Historic industrial and flex lease rates for the Charlotte Region (2017-2026) are slightly off highs and stabilizing.
  • Iredell County Average Asking Lease Rate (NNN) is $7.50 per square foot overall ($6.92 for warehouse/ $13.47 for flex).
  • Charlotte Region Average Asking Lease Rate (NNN) is $9.57 per square foot overall ($9.13 for warehouse/$14.81 for flex).
