The Keith Corporation Expands Industrial Platform with Major Larkin Acquisition

The Keith Corporation continues to strengthen its position as a leading force in industrial development across the Charlotte region with a significant new investment in Statesville’s Larkin Regional Commerce Park.

The Charlotte-based commercial real estate firm recently acquired 934 acres—the remaining undeveloped land within the park—for $20 million. The purchase gives The Keith Corporation control of nearly the entire 1,018-acre development, marking a major step forward in the company’s long-term industrial growth strategy.

Scaling a Proven Development Model

The Larkin acquisition reflects The Keith Corporation’s broader approach: identifying high-potential sites, delivering large-scale infrastructure-ready projects, and attracting major corporate users. The firm is already familiar with the park, having previously led development there on behalf of prior ownership. Most notably, The Keith Corporation delivered the 800,000-square-foot Sherwin-Williams manufacturing and distribution facility in 2024—demonstrating its ability to execute complex, high-impact industrial projects that attract global tenants and institutional investment.

This latest acquisition allows the company to build on that success and fully implement its long-term vision for the site. A key driver behind the investment is Larkin’s prime positioning along Interstate 77 at Exit 45, offering immediate access to one of the Southeast’s most important logistics corridors. The site’s visibility, accessibility, and connectivity make it highly attractive to national and regional users seeking efficient distribution and manufacturing operations.

The park’s location also enables The Keith Corporation to deliver product that serves both the northern and southern reaches of the Charlotte market, further strengthening its regional footprint. With control of the full site, The Keith Corporation is now positioned to deliver up to:

  • 6 million square feet of industrial development
  • 750,000 square feet of commercial space

The size and flexibility of the property allow the company to accommodate a wide range of tenant needs—including large-format users requiring up to 2 million square feet in a single building, a capability that few sites in the region can match.

The Keith Corporation plans to develop Larkin in two phases, allowing it to respond strategically to market demand. Phase One will include up to 3.6 million square feet of industrial space, incorporating the existing Sherwin-Williams facility and adding eight new buildings ranging from approximately 130,000 to over 1 million square feet. With infrastructure already in place, the company is positioned to move quickly on initial construction. Phase Two will introduce an additional seven buildings, along with enhanced connectivity through future access to Barkley Road, U.S. Highway 70, and a second Interstate 77 interchange—further increasing the site’s long-term value and functionality.

All buildings will be offered for sale or lease, giving The Keith Corporation flexibility in how it delivers space to market and partners with tenants.
