Jackson-Shaw Secures Approval for LKN Crossing Industrial Project in Mooresville


Jackson-Shaw, a Texas-based developer, will continue building out its industrial pipeline in the Charlotte region after securing local approvals for a large-scale project in Mooresville.

The Mooresville Board of Commissioners unanimously approved annexation and rezoning requests for Jackson-Shaw’s planned industrial development, LKN Crossing, at its June 1 meeting, clearing a key hurdle for the project to move forward.

The developer is planning an approximately 885,000-square-foot speculative industrial project on a 135.2-acre site along Interstate 77 and Barfield Road. The development will include four buildings ranging from 123,000 to 315,000 square feet, designed to accommodate a variety of industrial users.

As part of the approval, Jackson-Shaw agreed to a condition prohibiting data center use on the property.

“We’re bullish on Charlotte and the Carolinas,” said Ryan Beadle, Jackson-Shaw’s vice president of development, in prior comments. “We think there’s a good bit of pent-up demand for product like this in this location, but it’s a high-barrier-to-entry area. It’s tough to find suitable sites.”

The company has not yet closed on the property but plans to purchase the site this summer following the successful rezoning. Jackson-Shaw aims to break ground before Labor Day, with an anticipated completion date in the first quarter of 2028. The project is expected to take roughly 18 months to construct.

LKN Crossing is being developed as a speculative project in response to strong industrial demand in the region. Iredell County’s vacancy rate stands at 2.7%, according to CBRE’s first-quarter market report, making it one of the tightest industrial submarkets in the area. Only Union County and Lancaster County reported lower vacancy rates.

The developer also cited the site’s proximity to Interstate 77 as a major advantage for logistics and distribution users.

CBRE’s Anne Johnson and Alek Salfia will handle leasing for the project. Intercon Building Co. is serving as general contractor, and Steve Schmitt of Merriman Schmitt Architects is the project architect. Compatriot Capital is an equity partner, and Jackson-Shaw is actively pursuing construction financing, with a decision expected in the near term.

With approvals now secured, LKN Crossing adds to a growing pipeline of industrial development in the Lake Norman area, as developers continue to target supply-constrained submarkets with strong demand fundamentals.
