Lowes Foods To Anchor Mooresville Development, Targeting 2027 Opening

Lowes Foods will anchor this upcoming master-planned community in Mooresville.

Charlotte developer Pappas Properties says construction on that 52,000-square-foot store is slated to begin at Cadia Village Mooresville in the third quarter. A 2027 opening is expected.

Lowes Foods will meld its traditional grocery store experience with its in-store specialty concepts. Plans call for the Beer Den to offer local craft and draft beer, with seasonal offerings, special events and tap takeovers planned. Boxcar Betty will serve coffee and smoothies, while The Cakery will sell whimsical and layered creations.

This marks the Winston-Salem-based grocer’s eighth store in the Charlotte market. One recently opened in Kannapolis. The chain is a subsidiary of Hickory-based Alex Lee Inc. That family-owned and-operated company was founded in 1931 and has about 16,000 employees. It’s one of the largest private companies in the Charlotte area, with revenue of roughly $3.6 billion in 2024.

The Mooresville store off Langtree Road adds a walkable grocery option, serving the 100-plus-acre community and surrounding neighborhoods, says Garrett Maravetz, senior vice president of retail development for Pappas Properties.

“This addition is a strategic amenity, supporting our goals to provide wellness in an experiential retail environment,” he says.

The Cadia Village Mooresville project at 1740 Mecklenburg Highway will add 60 single-family homes, 440 rental units and 75,000 square feet of retail and restaurants. A 6,000-square-foot wellness center is planned along with walking paths and open spaces and programming to support well-being.

The development is along the new East-West Connector, which links interstates 77 and 85.
